L J HOOKER LENNOX HEAD HOLIDAY ACCOMMODATION
CONDITIONS OF LETTING
These terms and conditions apply between you and us as the agent for the owner of the property in relation to the management of the premises for holiday rental. LJ Hooker Lennox Head reserves the right to alter, cancel or change any of these terms and conditions as a result to changes in the holiday market, changes in the legislation or the requirements of the properties owners and the Body Corporate at any time, and without notice.
Please note these terms and conditions apply for the period 12 May 2020 to 30 June 2021.
TO MAKE A BOOKING: A provisional booking may be made through our website www.accommodationlennoxhead.com.au or by phoning L J Hooker Lennox Head on 02 66877888, email to firstname.lastname@example.org. Provisional bookings/booking requests are held for 24 hours only pending receipt of the deposit. The minimum stay may vary between properties. If the booking commences within 30 days, payment is required in full.
RESERVATION FEE & FINAL DEPOSIT: To secure a holiday booking a payment of $390 is required to hold the booking within 48 hours of making the booking. Should your deposit not be paid within this time, the booking will be automatically cancelled. This deposit secures the booking. The balance must be received by us 30 days prior to commencement of the booking. If the booking commences in less than 30 days, the full amount is required when booking. Payments may be made by credit card, EFT or cheque. Please identify your payment with your booking number. Credit Card: please note – 1.5% extra charge on cards or cash.
Regardless of the reason for the cancellation, our cancellation policy is applicable to all guests. This can include, but is not limited to, state & international border closures, any introduced government guidelines and any COVID-19 restrictions.
RESPONSIBILITY FOR THE BOOKING: HOUSE MANAGER: The person making the booking becomes the house manager and must occupy the property for the duration of the booking. This person will be responsible for the property and behaviour of all guests. The house manager must be nominated as the primary contact and take full responsibility to ensure that all occupants understand and agree to the rules. A mobile phone number must be provided and be contactable when occupying the residence 24/7 for security purposes. No person shall conduct themselves so as to cause a nuisance no adjoining or neighbouring occupants. In units, Strata by-laws and regulations must be observed. We have a no party policy.
CHANGES TO THE BOOKING:
The agent makes the booking in good faith, however, we cannot be held responsible for actions taken by the owner of the property, i.e. sale of property, increase of tariff, alteration of property or withdrawal of property from letting. In any of these events, every endeavour to find alternative accommodation shall be made by this office. Many of our properties are located in suburban locations where, from time to time, there may be building/construction on houses within the vicinity of your property. We take no responsibility for any issues relating to noise on neighbouring properties. Tariff Changes: tariffs are subject to change without notice, this includes property upgrades, renovations, festival events, instructions from the owner or genuinely misquoted accommodation tariffs.
PROPERTY FOR SALE:
In the event of the property being offered for sale the guest agrees to allow the owner or his agent to inspect the property with a prospective purchaser during reasonable hours by appointment.
The guest agrees to allow the agent or his nominee to enter the rented premises to arrange any necessary repairs or inspect the property at any time.
CREDIT CARD SECURITY
Guest Credit Card details together with a signed guest registration form Must be completed prior to arrival. This is held on file until we have inspected the property. Any charges applicable will be charged to your credit card. Charges or deductions will be made for excess cleaning, excess garbage, any late check outs, damages or security guard call out. Should a claim be made against your credit card, an administration fee of $50.00 will also be deducted.
CHECK IN AND VACATING TIMES: The premises will be available for occupation from 2pm on the day of arrival and is to be vacated by 10.00am on the day of departure unless prior arrangements are made with agent. All times quoted are local.
NUMBER OF GUESTS: The number of occupants must not exceed the number stated when booking. Should you exceed this number your booking will be terminated. Under no circumstances are group functions to be held at a property – We have a No Party Policy.
KEYS: Please collect your keys from our office. If you think you will arrive after office hours, please let us know as soon as possible. We have a key safes available at the front of our office, you will need all the information in advance to access your keys.
Guests are responsible for all costs relating to lost keys. Occupants locked out of premises requiring assistance from us to gain entry after hours are required to pay a call out fee of $100-00. If the service of a locksmith is required this must also be paid by the guest. (In the vicinity of $150 - $800). Guests are to maintain the security of the property at all times, so please take care.
Keys will not be made available until all monies have been paid in full. Keys must be returned after hours through our key slot in our front door only on departure. Loss of keys attracts a $100 charge.
DEPARTURE: Upon departure the grounds of the premises are to be left in a clean and tidy condition. The property must be left secure with all doors and windows locked. Please ensure all dishes, glasses, cutlery, pots and pans etc. are washed and put back into the cupboards, dishwasher must be emptied, all rubbish removed from the property and placed in the appropriate bins. The furniture must be placed back in its original position.
PETS: Pets are not permitted in any premises managed by us unless agreed with by the agent.
DESCRIPTIONS: The description of the property is on the internet. The description is given by us in good faith as agents. We are careful not to misrepresent any rental property. L J Hooker Lennox Head will not be held responsible for any changes to and or items removed from the property after the time of your booking.All accommodation is fully furnished. Guests must accept premises “as booked” and cannot be relocated unless full tariff is paid for another property. Changes to the property grounds and/or surrounds, outside of our control such as weather, erosion, council work and neighbouring renovations will not affect the quoted tariff. L J Hooker Lennox Head cannot accept responsibility for any disturbance, noise, or inconvenience guests may experience. We will advise you of these changes to your stay where for seen.
DAMAGES OR BRAKAGES: If you notice any damage or breakages when you arrive, please report this to our office right away, or we will consider those the responsibility of the current guest and charge accordingly.
No responsibility is taken for guest’s personal property left on the premises. The landlord’s insurance does not cover loss of a guest’s belongings.
CALL OUT: If a staff member is called out (for example for a noise complaint, key issue) a call out fee of $ 100.00 will be incurred by the guest which is payable before the end of the tenancy.
PROPERTY USEAGE: The property is to be used for short-term residential accommodation only. The property may not be used for any commercial purpose, wedding, parties, hens, bucks, schoolies or any other functions. We have a NO PARTY POLICY with all of our properties
DAMAGES AND EXTRA CLEANING: The premises and grounds are to be left in clean and tidy condition. Failure to do so will incur a charge for extra cleaning which will be deducted from your credit card. Extra cleaning will be charged and calculated at the number of hours required over and above the normal cleans.
If a BBQ is provided it must be cleaned thoroughly on departure or a cleaning fee of $50 will apply.
We request that you kindly leave the property as you found it (including washing dishes and removal of rubbish and BBQ cleaned), to avoid extra cleaning charges. Any charges applicable for the above will be charged to your credit card.
Furniture: is not to be moved and only outdoor furniture is to be used outdoors
Garbage: All garbage is to be placed in the appropriated bins provided. Removal costs and tip fees will be deducted from the security bond if excess rubbish has been left by the guest.
TERMINATION: Failure to observe these Terms and Conditions will grant the Agent immediate right to terminate any booking or occupancy.
SCHOOL LEAVERS & PERSONS 25 YEARS AND YOUNGER: We reserve the right to reject bookings from school leavers, university students & persons 25 years & younger. LJ Hooker Lennox Head is not adequately resourced to provide the level of security and supervision required.
WIFI CONNECTION, TV RECEPTION AND FOXTEL: The property may have a broadband connection (wired or wireless). The operation of any internet connection during your stay is not guaranteed and may be disrupted or unavailable. The Guest will not hold LJ Hooker Lennox Head or the owner liable for the availability or disruption in any internet connection. TV and Foxtel reception can be unreliable in times of high wind or storm. Depending on the location of the property there may be a low signal strength. The Guest will not hold LJ Hooker Lennox Head or the owner liable for any disruption in TV or Foxtel reception (if installed in the property). If Foxtel is provided at the property, the extent of available channels will vary from property to property depending on the account the owner has set up with Foxtel. The Guest will not hold LJ Hooker or the owner liable for any channels that are unavailable.
NOTE: Your credit card details are recorded up to 14 days after your departure date. Once the property has been checked for damages, the saved card is removed from our booking system. We reserve the right to further charge your credit card to recover reasonable costs for damage to the property and/or its furnishings during your stay. A service fee of $50 will be charged to arrange the following, together with any additional charges as below:
Any other incidental charges that may be incurred as per out Terms and Conditions of Tenancy which shall be deemed to form part of this agreement
